The price of housing in the Valencian Community is growing by 6% year-on-year, while in Spain it has increased by an average of 7% year-on-year. The average price per square meter, for its part, is 1,002 euros, 289 less than the Spanish average, which currently stands at 1,291 euros. The number of transactions in the community also grows, specifically by 16%, reaching 20,259. These are some of the data provided by the Housing Report of Gesvalt pertaining to the third quarter of the year.
By province, Alicante is in the lead, with an average Email Data price of 1,078 euros per square meter, although it presents a negative variation of -0.1%. Valencia, for its part, has an average price of €973, with a growth of 14.3%. Finally, Castellón is the province with the lowest price: €921 (-2.3%).
In the rest of the communities, until September the price of housing has increased in Catalonia (11%) or Galicia (8%), while it has decreased in Castilla León (-6%), Aragón (-5%), Extremadura ( -5%), Navarra (-2%) and the Balearic Islands (-2%), while it has remained unchanged in the case of La Rioja.
Rent, for its part, continues to rise throughout the national territory, reaching an average increase of 15% this year. In general terms, the monthly payments are much higher than in previous years. The provinces with the highest rents are Barcelona (€17.48/m2 per month), the Balearic Islands (€14.51/m2), Madrid (€14.47/m2) and Guipúzcoa (€13.34/m2). On the opposite side, the most affordable rentals are found in Ávila (€4.19/m2), Cáceres (€4.23/m2), Jaén (€4.27/m2) or Badajoz (€4.47/m2 ).
María Enríquez, director of the Gesvalt Study Service, states that “the data reveal that The real estate market is growing at a slow but constant pace, and this is a symptom of the greater health of the sector and the progressive recovery of confidence in it, as demonstrated by the continuous growth in the number of transactions.”
