Building Owners and Managers Association International (BOMA) has released a list of 10 ways commercial real estate professionals can prioritize energy efficiency and sustainability :
Measure and manage. Benchmark energy and water consumption using Energy Star Portfolio Manager.
look around. Conduct regular energy audits to identify opportunities to reduce energy consumption in a cost-effective manner. Be sure to conduct a midnight assessment to ensure lighting and HVAC systems are not operating when no one is in the building .

Although BOMA International recommends energy benchmarking , the Boston chapter of BOMA opposes Mayor Menino's efforts to require Boston to use Energy Star Portfolio Managers for mandatory benchmarking . A BOMA International spokesperson said: “ BOMA International fully supports and actively promotes voluntary benchmarking , as evidenced by our numerous Energy Star awards . However , the City of Boston is proposing to make benchmarking mandatory Test and report .”
BOMA 's top 10 list mentions CFLs but not LEDs as a replacement for incandescent bulbs. But a U.S. Department of Energy report found that in a test comparing 24 pairs of fluorescent and LED downlights , LED lighting overall was more energy efficient than fluorescent lighting . However, some energy managers say the return on investment for LEDs is still not as good as for CFLs.
